AHOA Board Meeting Minutes
March 17, 2009
The Avondale Homeowners Board members met at 7:30 p.m., March 17th, at 2319 SE 30th St. Those in attendance were: Gren Condon, Todd Whitmarsh, Berne Stalzer, Bonnie Vitale, and Evelyn Smith. All members were present.
The secretary’s report was presented by Evelyn. A motion to accept by Berne and seconded by Bonnie was approved. Bonnie presented the treasurer’s report and with an amendment to correct the deposits for the month of January, a motion to accept by Todd and seconded by Evelyn was approved.
A discussion followed on how best to present our financial picture as posted on the website. Dave and Bonnie will review the format and make any changes as necessary to reflect the actual budget expenses, as well as the reserve account. Bonnie has sent several emails to Ellspermann regarding the financial statements for the year 2008.
Yard of the month awards were presented as follows: January, Podlaski residence; February, Jabbar residence; March, Gangelhoff residence.
President Condon will send a certified letter regarding past dues and late fees to the Blackmans and their property lawyers. If there is no response by the end of the 30 day period, President Condon will process paperwork to place a lien on the property.
The upper retention pond needs attention. Ways to take care of the problem were discussed. April 18 is the date for tending some of our common areas and working at the retention pond. Todd and Gren will take a look at the retention pond prior to April 18 to see what needs to be done. Gren will talk with the Gangelhoffs and Mrs. Schlagel before plants are purchased for the island near their properties. Fertilizer has been purchased and as soon as it rains, our common areas and 31st Street grounds will be treated. Bushes along 31st Street have been destroyed due to vandalism. They will be replaced on the April date.
Several for sale properties are not being cared for. Gren will notify the real estate agents, requesting that they take care of mowing and removing dead shrubbery.
Todd will contact the city regarding our two street lights which are not working…..one by the retention pond by Peter Blinn’s property, and the one at the corner of the Achey property.
New Business included a discussion about our roads and the use of Cold Patch (an asphalt type product) to take care of some of the areas that need attention. Berne Stalzer said that he has learned that our side of the road and entrance way will be affected during the construction phase of 31st St. We will actually gain several more feet of space. A discussion of a gate at our community followed. Berne said he will get more information and seek some quotes for us. With the road project and our interest in having a gated
entrance/exit, it might be cost effective to have it done at the same time.
The next meeting will be held on May 19, 7:30 p.m. , 2319 S.E. 30th Street
